CPML NEWS AND PARAGON TRAINING

SUPRA iBOX EXCHANGE!!!
The SUPRA iBox exchange will take place on Wednesday, February 9, 2011 and Thursday, February 10, 2011 at the Penn Harris Radisson in Camp Hill. All iBoxes will be exchanged for the Blue Tooth iBox. ALL AGENTS ARE REQUIRED TO EXCHANGE THEIR KEYBOXES. UPGRADING TO THE eKEY IS OPTIONAL. The BT iBox works with the Active Keys, infrared devices as well as Blue Tooth enabled devices. The iPhone will still require the attachable device due to the requirements of Apple.

The iBoxes will be exchanged on a one-to-one basis. This means you will get a BT iBox for every iBox you bring to the exchange, up to the number of iBoxes that have been assigned to you.  Example: If you have 6 iBoxes assigned to you and you bring 7 to the exchange, you will only receive 6 new boxes; if you have 6 iBoxes assigned to you and you bring 5 to the exchange, you will only receive 5 new boxes. The fee to lease BT iBoxes will be $99.00 + tax.

There will be SUPRA representatives available at the exchange for any agent that chooses to switch to the eKEY. There will no longer be a fee for eKEY basic; if you choose to continue to use or switch to eKEY Professional, there is still an additional monthly fee of $16.00. As a reminder, eKEY Basic allows you to open the Keybox to remove the key or open the shackle; ePRO includes the daily download of listings to your phone.

Check the schedule below to see where your last name falls alphabetically. You will want to avoid scheduling showings close to your appointment time. Please allow 1 hour to exchange your keyboxes and learn how to use it.
If you cannot come at your appointed time, please trade with another agent. Sorry, you have to come in person. No one but you can pick up your lockboxes or eKEY if you are upgrading.

You should be working as much as possible in P5. The link to P5 is on the homepage of Paragon 4. If you are using P5 and are having ANY issues, please e-mail me at
rcossley@cpml.com so I can get them corrected. When P5 becomes live for all MLS's, I will notify you of the cutoff date for Paragon 4.

FREE WEBINAR TRAINING

PARAGON TRAINING SCHEDULE
Training classes have been scheduled on the following dates for the PARAGON system:
         February 24, 2011
         March 17, 2011

Basic class will be held at 9:00 a.m. The Basic Class covers simple searches, descriptions of terms used in the PARAGON system, introduction to input sheets, CPML input rules for paragon as well as system requirements. The Basic Class also provides a brief look at the financial program.

Advanced class will be held at 1:00 p.m. The Advanced Class covers creating CMA's and using the Contact Manager to manage clients as well as send automatic e-mails. You need only attend one day, but you may attend more than one class if you choose. Please call the CPML office at (717) 761-8440 to reserve a time. Classes are held at the GHAR Office at 424 N. Enola Drive, Enola, PA 17025.

CPML OPEN HOUSE WEB SITE
Are you advertising your open houses on the web site? Are you advertising the Open House web site on your web sites?
Consider adding the Open House web site to your ads when you advertise the open house. The consumers are using this web site; don’t let your Open House be missed because you are not on our site.  

Open Houses on the Centralpennopenhouse.com web site now appear on an interactive map. The home page of the web site shows all available open houses marked by a balloon. Click on the balloon and see the property information. Zoom-in, Zoom-out or change area of map you wish to view. Consumers can still enter search parameters and the map will show only the properties that belong to the search. The map will then display the 8 properties on each page.

It is important now that your Open House information be entered into the Paragon system. You can find instructions on entering your open house data under MLS DOCS in the Paragon System. Open Houses entered into the Paragon system will appear on the web site in about 4 hours. 

We are promoting the site with radio and newspaper ads; we need you to promote this site to your clients and potential clients through your web sites.

We have added our affiliate members to the Open House site. Our affiliate members have the ability to add a link to their name; this will allow the consumer to learn more about their company. Do you use a particular home inspector, lender or pest control company? Encourage them to add their link to our site.

HOT TOPICS 

INACCURATE E-MAIL CIRCULATING ABOUT HEALTH CARE LEGISLATION AND A 3.8% TAX
In recent months, and e-mail forward has been making its way around the Internet stating that the recently passed health care legislation will impose a 3.8% Medicare tax on property transfers beginning in 2013. This statement is very misleading. While the tax is part of the health care legislation, the tax will only impact a select number of individuals under specific circumstances. The tax does NOT apply to ALL property transfers. According to NAR, the new 3.8% tax would only potentially apply to households with Adjusted Gross Income (AGI) over $200,000 (single filer)/$250,000 (married filers). Even if AGI is met, certain net investment gains need to be met in order to trigger the tax. Click here for a more detailed overview from the NAR Web site.

PRIVATE TRANSFER FEES LEGISLATION INTRODUCED IN PA GENERAL ASSEMBLY
On February 1, legislation addressing private transfer fees (PTFs) was introduced in both the Pennsylvania Senate and House of Representatives. A PTF is a covenant attached to a deed that forces the seller to pay 1% of the purchase price to a private third party corporation each time the property sells in a period of 99 years. Senate Bill 353 (Fontana, D-Allegheny) and House Bill 442 (Helm, R-Dauphin) both would ban all future PTFs in Pennsylvania and would enact strong disclosure requirements for existing PTFs. APPRAISAL MANAGEMENT COMPANIES LEGISLATION INTRODUCED IN PA HOUSE
On February 2, Representative Dick Stevenson (R-Butler) introduced legislation to regulate Appraisal Management Companies (AMCs) in Pennsylvania. Currently, AMCs are not regulated in Pennsylvania, and they now must be regulated under federal law. Representative Stevenson drafted House Bill 398 in collaboration with PAR and members of the Appraisal Institute, and PAR strongly supports the bill. The legislation will bring AMCs under the regulation of the State Board of Certified Appraisers. Please contact Sherri Pursel for more information.

RESIDENTIAL FIRE SPRINKLERS LEGISLATION INTRODUCED IN PA HOUSE
On January 31, legislation was introduced that would remove the sprinklers mandate for all new residential home construction. House Bill 377 (Everett, R-Lycoming) would eliminate the sprinkler mandate on one- and two-family homes that became effective on January 1, 2011. The legislation also includes the following components: (1) provides increased fire protection for lightweight floor assemblies; (2) requires builders to offer sprinkler systems to buyers; (3) provides energy efficiency trade-offs for log home manufacturers and builders; and (4) provides retro activity for homes with building permits that would require sprinklers. PAR is opposed to the sprinkler mandate and it supports HB 377. For more information, please contact Sherri Pursel.

LOCAL GOVERNMENT AFFAIRS NEWS

CUMBERLAND COUNTY SEEKING APPLICANTS FOR CITIZENS ASSESSMENT ADVISORY COMMITTEE
On January 20, the Cumberland County Commissioners approved the creation of a  Citizens Assessment Advisory Committee. The Committee will be comprised of 9 to 11 citizens who own commercial, residential, industrial, agricultural, or undeveloped land in the county. The Committee is tasked with reviewing the County’s assessment process and making recommendations to the County Commissioners. Anyone who is interested in serving on the Committee should submit a letter of interest by mail at Cumberland County Board of Commissioners, 1 Courthouse Square, Room 200, Carlisle, PA 17013; or by e-mail at commissioners@ccpa.net. CARLISLE BOROUGH FORMS RENTAL Housing TASK FORCE
On January 13, the Carlisle Borough Council appointed 9 members to a Rental Housing Task Force. This Task Force, made up of representatives of various stakeholders, has been charged with studying whether or not the Borough needs a rental licensing/inspection ordinance. The Task Force is expected to meet several times over the next six months, and it is to present its findings to the Borough Council by June 2011. Two REALTORS® have been appointed to serve on the Task Force, and GHAR will be attending the meetings and providing input to the Borough. The first meeting of the Task Force was held on Wednesday, February 2. For more information, please contact Sherri Pursel.
