Commercial Finance and Investment Analysis
In this class, different types of commercial financing are explained in detail, with a review of investment evaluation methods, including property comparison, appraisal, capitalization rates and the time value of money.  You will also learn about all aspects of savings and loans, commercial loans and types of financing arrangements available for commercial loans, construction loans and second lien loans.

Commercial Leases
This course will teach you to analyze the typical provisions of office leases.  You will determine the appropriate formula to use in calculating rent, learn about some of the issues related to rental rates in office leases, and understand which lease provisions are frequently the subject of negotiation.

Commercial Sales and Exchanges
This course covers aspects of the commercial sales transaction and tax-deferred exchanges in great detail.  You will understand the advantages and disadvantages of investing in real estate, the four main categories of investment property, and key terms and concepts in real estate investment.  In addition, you  will learn the essential elements of the contract, closing procedures and benefits of the tax-deferred exchange.

Methods of Residential Finance
All of the various forms of residential real estate financing are explained in this course, including
conventional FHA, VA loans, loan assumptions, purchase money mortgages and alternative financing.  This class also covers financing legislation, mortgage insurance requirements and calculations, and a full knowledge of the role and function of the FHA.

Pricing Property to Sell
This class will examine and teach you to apply some of the basic approaches used to price property, and help you understand the factors which affect the value of a home. You will learn to distinguish pricing from appraisal, and market price from market value. There will be a segment on the replacement cost method, and when to use it. In addition, you will review the principles of value, including supply and demand, competition and diminishing marginal returns, as well as how to complete a market analysis worksheet.

Tax Advantages of Home Ownership
This course will explain the different types of homeowner’s tax benefits, including home office depreciation, move-related deductions and calculating the impact of real estate taxes on homeowner tax breaks. You will also learn about tax consequences, as well as how to calculate and recognize gain from a home sale. Also included, is a review about the importance of accurate tax record keeping, understanding the reverse equity mortgage loan, and guidelines for the tax-free gift giving of a home. In addition, you will compare different types of closing costs and the advantages of each, as well as understanding how things like deferred gain, home improvements, energy tax credits, closing costs and casualty losses will affect the adjusted tax base of a home.

Check it Out: Home Inspection in Real Estate Practice
Learn the importance of property inspections and how to advise your clients about the inspection process.  You will understand how to prepare a home for inspection and how to limit your liability during the inspection process.  In addition, this course will teach you how to differentiate between regulated and unregulated property inspectors, how to analyze the final report, and the appropriate follow-up questions to ask the inspector once the final report is completed.

Federal Law and Commercial Real Estate
This course acquaints students to specific laws pertaining to commercial real estate ownership, transactions and federal laws governing real estate agencies.  Includes agency, contracts, deeds, easements, estates in land, zoning, tenancy, liens, foreclosures, title transfer, leases and court decisions.
CREDIT HOURS:     3.5                                                     COST: $35

Maximize Your Buyer’s Borrowing Power
Through this class, you will learn the basic elements in real estate finance, including the calculation and use of debt ratios, understanding loan types and programs, and comparison of lending sources. Participants will also discuss how credit can affect one’s ability to obtain a mortgage and learn shortcut formulas for estimating closing costs.  Finally, you will complete a sample qualifying worksheet, to apply what you have learned.

Tax Free Exchanges
This course will teach you the basics of a tax free exchange of residential investment property.  Topics covered include requirements of a tax free exchange, the four types of exchanges, how to determine what property is eligible for exchange, and methods for transferring title when an exchange takes place. You will also learn the various methods of transferring title in an exchange.

Using the Internet in your Real Estate Practice: An Introduction
This course will assess the impact of the internet of the real estate business.  It will help you analyze the hardware and software requirements for accessing the internet, utilize the internet to market listings and to find useful real estate information, illustrate the steps involved in sending email messages, and utilize email to market listings and manage leads, and determine the appropriate features of a web site to maximize exposure to potential clients and customers.

Registration/Cancellation

  • Payments for online courses must be made with American Express, Visa or MasterCard.
  • NO REFUNDS will be given once you have registered or purchased a course. Please make sure you’ve read all of the necessary information before making your purchase final.

Course Administration

  • If you are taking an online course through the Pennsylvania REALTORS Institute (PRI online), you must review their polices listed on their website at www.parealtor.org.
  • You will have 180 days from the date of enrollment to complete the course.  EXCEPTION:  Per the Real Estate Commission, the course will expire on June 30, 2008.  To receive credit, the course must be completed by 12:00 a.m. on June 30 regardless of the enrollment date.
  • You must successfully answer all of the questions in a module before moving to the next module.
  • Your continuing education credit will be sent electronically to the Real Estate Commission.
  • Technical support may be reached at 1-800-743-8703. Hours are Monday through Thursday from 9:00 a.m.-9:00 p.m., Friday from 9:00 a.m. - 6:00 p.m., Saturday 12:00 p.m.-4:00 p.m. (on call), and Sunday 2:00 p.m. - 8:00 p.m. EST.
